We finance our projects with the help of a trusted network of banking- and long-standing mezzanine partners. We invest in our own portfolio but we also act as partners and invest together with third parties in real estate properties within the add-value and opportunistic segment. The CREO Group obtains sustainable value enhancement of properties within a relatively shot amount of time. This can be made possible especially thanks to targeted investments and revitalizing measures like reorganization, modernization and (re-) positioning.

We invest nationwide in properties, project developments and existing properties within the following segments: office, commercial buildings and medical buildings.

The acquisition process takes place with the help of a broad network of partners and advisors. Lean structures and the early involvement of our committees make for an efficient and time-saving acquisition phase.

We strive to develop the appropriate use for suitable locations and the right tenants with devotion. Already during the acquisition phase, we draw up a custom setup for each construction project, including partners, an architectural vision and the competitive positioning within the market. We deal with undeveloped sites without planning permission as well as ones with existing properties, that don’t make use of their maximum building development and offer potential for densification. Development performance takes place in cooperation with established partners throughout all phases of the project: Purchase, property securing, the completion of commercial leases and management contracts up to the construction phase, completion and sale of a property.

We see our tenants as clients. For this reason, many of our activities target the securing and increase of tenant satisfaction, to form the basis for long-lasting and stable cashflow. Individual and property-related measures in the course of strategic framework of added value make for best results. All tasks and functions, that are necessary for yield-orientated management of properties, are separated into strategic and operative components and overlooked and monitored by our asset managers. The preparation of object related business plans as well as the continuous review of the achievement of objectives, with the help of analyses and reporting ensures an efficient approach and reduces the risk. Our asset management includes both the active control of property investments with regard to risk and return factors and the implementation of a holistic rental concept.

Office premises give space to work in and have to be able to be used with confidence. Our property management ensures that the building is functioning reliably and is properly maintained at all times. With clearly structured processes and a link between proactive and goal-oriented actions, we manage our specially developed and purchased existing properties. The flawless use of real estate properties has to be ensured. To safeguard this intent, our strong network of partners across different locations administers our tenants on site, to ensure maximum tenant satisfaction. All property related operations and informations are gathered and forwarded to asset management in the form of regular reports. Operation and control of facility management as well as negotiating of service and supply contracts are further tasks of property management.
